The Project

The aim of this project was to renovate the former Bow Street Magistrates Court (Covent Garden, central London) into a modern, chic hotel. Careys PLC, the principal contractor and specialist demolition contractor, needed a partner with the expertise to safely and quickly remove waste materials from all areas of the site following demolition and excavation. Challenges

The Bow Street project was a typical example of the logistical challenges that can be presented from working in built-up urban environments, with minimal space to operate in and limited site access. The challenge was how to safely remove the spoil and demolition arisings from behind the building façade.

The level of complexity was further increased as the site could only secure a 1-lane road closure, needless to say, directly opposite the Royal Opera House. This meant that this single lane needed to be used for all deliveries and muck away trucks.

The traditional muck-away options considered were very costly, labour intensive, or logistically flawed. For example, implementing a conveyor system would have been expensive to set up and restricted site access. Manually transporting the spoil out through the archway in the façade, would have taken too long and in an area surrounded by residential apartments and office buildings, time efficiency was key.

Solution

The Pit Lane Gantry BulkX is ideal for waste excavation on sites with limited space and it was the perfect solution for the Bow Street project. One of the key features of this BulkX system is an innovative gantry that enables the muck-away truck to act as part of the counter-balance mass. The BulkX skip is then lowered via crane onto the gantry and the waste can be discharged into the spoil removal vehicle.

This configuration provided the perfect solution for spoil removal from the Bow Street site and with only a single road lane closure required, traffic disruption was minimal and site access unaffected.

Using BulkX not only made the spoil removal process safer and more efficient than traditional methods but also helped reduce the number of vehicles required on site, reducing both the noise and dust pollution.
