A ‘once-in-a-generation project’ to convert Sandstone Education Building, a heritage listed building, into a major 6-star hotel. After a collaborative approach, Built Holdings Pty Ltd have commenced work on site under a ‘D&C’ contract, which encompasses the restoration and conversion of the Education Building into a new hotel.

The hotel will boast bars and dining areas, 192 new guestrooms, new glass façade elements and the traditional restoration of existing heritage facades and other interior elements.

Challenge

In this project, as with many in built-up, urban environments, there is always the challenge of operating in minimal space, with limited site access. The main challenge of this project was to safely and efficiently remove large amounts of waste material over the façade of a heritage listed building.

Solution

When contractors present the issue of spoil removal from site, our solution is BulkX, every time. The BulkX allows the excavation and transfer of waste materials directly into waste management vehicles, removing the requirement for temporary loading areas and preventing wear and tear on machinery.

The BulkX has various system options but for this project, the ‘Direct to Truck System’ was the most viable option, taking into consideration the limited operational space and site access. By using the BulkX, Built Holdings Pty Ltd were able to dramatically reduce the time taken to remove the spoil, which improved the overall efficiency of the project.

With a completion date of April 2022, we are very much looking forward to seeing the restoration and renovation of the Sandstone Education Building into a 6-star, premium hotel.

  string(5377) "While working on the Sydney Metro West project at Rosehill, Garde Services were tasked with installing deep underground electrical services.

The team needed a reliable and adaptable trench shoring solution to ensure both safety and compliance. With the duration of the project extending up to six months, Conquip proposed a purchase option to avoid ongoing rental costs and provide a versatile system that would serve Garde for years to come on future projects – delivering lasting value.

To keep pace with the evolving demands of the site, Garde sought a trench support system that offered flexibility on the ground and in the budget.
Scoping Success, Stronger Support, Smarter Strategy


To address equipment and timeline challenges, Garde partnered with Conquip Engineering Group, opting for a hire-to-buy model that provided immediate access to premium trench shoring equipment while spreading costs over the project’s duration.

Central to the solution was Conquip’s modular Trench Box system, ideal for deep, high-pressure utility installations. Its adaptable design allowed seamless use across varying trench sizes at the Rosehill site, reducing equipment swaps.

 	Incremental struts: Enabled precise width adjustment to suit specific trench profiles, reducing the need for multiple box sizes.
 	Rocker system: Provided a simplified and faster setup, especially when working on uneven or complex ground conditions.
 	Modular flexibility: Allowed Garde to reconfigure the setup quickly as site conditions changed, minimising downtime.
 	Robust design: Engineered to withstand high ground pressures typical of deep utility installations, improving safety and performance.


Conquip also supplied a safety and edge protection system, ensuring above-ground fall protection.
Smart Purchasing: Hire-to-buy Civil Equipment


Instead of buying the system outright, Garde opted for Conquip Engineering’s hire-to-buy structure—a strategy that delivered immediate site readiness without locking up capital. Over the course of the project, monthly payments covered the use of the equipment and contributed toward full ownership at the end of the term.

This approach allowed Garde to:

 	Avoid delays waiting for gear availability.
 	Trial the system in live conditions.
 	Allocate costs efficiently within the project budget.

By the time the trenching works at Rosehill were completed, the decision was easy: Garde exercised the buyout and took ownership of the trench shoring equipment.
Entrenched Success


The CQE hire-to-buy model gave Garde exactly what the Rosehill project needed: dependable, flexible trench support across a complex, evolving worksite, while also strengthening the business for future jobs.

By shifting from hire to ownership, Garde eliminated ongoing rental costs and avoided delays tied to equipment delivery or changeovers. With trench boxes always on site, work progressed without interruption.

Owning the system also added a valuable, reusable asset to Garde’s fleet, ready to deploy on future infrastructure projects without the hassle of new hire agreements.

The historic City Tattersalls Club is undergoing an extraordinary redevelopment with Richard Crookes Construction leading the way. The redevelopment of this 126-year-old landmark will preserve the façade of the historic building through innovative engineering and design to create a mixed-use destination that will redefine Sydney’s skyline.
The Challenge
One of the most challenging aspects of this redevelopment involves the excavation and material removal from the constrained inner-city site. This process, critical to the project’s progress, was made significantly more efficient and safe through the use of the 8000L BulkX Direct-to-Truck solution.


Conquering Urban Construction Challenges
One of the standout features of the project is the complex excavation process, which posed significant logistical and operational challenges. Situated along Pitt Street in Sydney, the site offered only one vehicle entry and exit point, adding to the complexity of spoil removal.

To overcome these challenges, Richard Crookes Constructions employed the 8000L BulkX Direct-to-Truck system, Australia’s leading material-handling solution designed for efficiency, safety, and space optimisation. Through consultation with Conquip technical staff, BulkX allowed the team to load excavated material directly into trucks in a single operation, streamlining the process and minimising disruptions.

The 8000L BulkX Direct-to-Truck is a perfect fit for difficult-to-access redevelopment projects through its unique set of features:
Efficiency: Loaded 16 tonnes directly into trucks in one go, cutting load-out times and ensuring quick street operations.
Space Optimisation: Eliminated on-site storage needs, maximising space in the constrained CBD site.
Traffic Management: Minimised truck queues, enhancing traffic flow and reducing pedestrian disruptions.
Safety: Reduced manual handling, creating a safer work environment.
Where alternative methodologies often fail in these situations, BulkX succeeds. For comparison the other solutions involve the typical approaches to basement excavation – long reach excavators, conveyors, muck bins and clam shells – often run at a higher cost per hour or per cycle.

By using BulkX in the tight restrictions of Pitt Street, more spoil was able to be cycled out faster from the excavation than any other method. A win for the project and a win for the traffic along Pitt Street.
